Gurugram’s Homebuyers Shift Towards Larger, Premium Residences

Three-bedroom apartments are now the leading preference, while interest in high-value housing and four-bedroom formats is also gaining momentum.

The ANAROCK Consumer Sentiment Survey for the first half of 2026 surveyed 8,320 people between 23 and 77 years old across 14 cities. It shows a market in which the practical needs of end-users, including privacy, flexible rooms and better-planned living areas, are influencing purchase decisions more strongly.

3BHK homes lead buyer preferences

Across the surveyed cities, 48% of respondents selected a 3BHK as their preferred home configuration. In Delhi-NCR, that figure rose to 53%, placing the region among the markets with the strongest appetite for three-bedroom residences. Two-bedroom homes remained the next most popular choice, preferred by 38% of buyers.

The move towards larger formats extends beyond 3BHK apartments. Nearly 5% of respondents expressed a preference for homes with four or more bedrooms, compared with about 3% in the first half of 2024. While this remains a smaller segment of the market, the increase signals a wider shift in what buyers expect from a residential purchase.

Anuj Puri, chairman of ANAROCK Group, said the demand for more spacious homes was evident across major markets, though the scale varied by city. Ahmedabad posted the highest preference for 3BHK homes at 57%. Chennai and Delhi-NCR followed at 53% each, while Hyderabad stood at 52%. Pune registered 47%, Bengaluru and Kolkata each recorded 46%, and the Mumbai Metropolitan Region had the lowest share at 39%.

Growth corridors bring Gurugram into focus

Within Gurugram, demand is strengthening in corridors where connectivity upgrades and infrastructure development are supporting new residential activity. Dwarka Expressway, Southern Peripheral Road, Sohna Road and New Gurugram are drawing attention from purchasers seeking larger homes, modern facilities and the potential for sustained value over time.

These micro-markets are significant because a home choice increasingly involves more than the number of bedrooms. Buyers are assessing how a property fits their daily routines, whether the layout gives family members sufficient privacy, and whether community amenities complement the home itself. For households intending to remain in a property for years, usable planning can matter as much as headline square footage.

The survey also points to a clear move up the price ladder. Homes valued between ₹90 lakh and ₹1.5 crore were the most popular budget category, chosen by 34% of respondents. Another 27% were considering properties priced above ₹1.5 crore. At the same time, the preference for homes below ₹45 lakh has fallen sharply over the years.

End-users drive the premiumisation trend

The preference for bigger, higher-value homes is principally being shaped by people buying for their own use. Sixty-eight per cent of survey participants said their intended purchase was for self-occupation, while 32% identified investment as their primary purpose. That distinction is important for developers and buyers alike: self-use purchasers are more likely to weigh everyday comfort, construction quality, planning and developer credibility alongside pricing.

Sudeep Bhatt, director-strategy at Whiteland Corporation, said the transition was visible in the Gurugram NCR market, where purchasers are placing greater weight on spacious homes, privacy, premium amenities, thoughtful planning and lasting value.

“The company’s move towards larger 4BHK configurations at Westin Residences reflected this changing preference,” he said.

Rajjath Goel, managing director of MRG Group, said the survey captured an evolution in buyer aspirations, with home seekers looking for a broader residential experience rather than simply additional area.

“The preference of customers for buying 3 BHK apartments, 4 BHK-plus apartments and wanting to buy in the ₹90 lakh – ₹1.5 crore segment indicates the trend towards larger and value-added housing. Importantly, with 68% purchasing for self-use, this premiumisation is being driven by changing lifestyle aspirations. We believe the next phase of housing will be defined by new-age, design-led homes where intelligent planning, functionality and space-driven luxury come together to create enduring lifestyle value,” he said.

Space is being paired with lifestyle expectations

For Gurugram buyers, the changing demand does not simply mean choosing the biggest possible apartment. Developers and market participants describe an increasing focus on layouts that can accommodate evolving family needs, offer separate areas for work or leisure, and provide a sense of privacy within the household. Premium amenities and a coherent neighbourhood proposition have become part of that evaluation.

Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd, said buyer expectations had become more mature, particularly in high-growth locations such as Southern Peripheral Road and Dwarka Expressway.

“Today’s buyers are not just looking for a roof over their heads; they want premium living experiences with world-class amenities, superior construction quality, and trusted developer credentials. This shift is especially visible in high-growth micro-markets like Southern Peripheral Road and Dwarka Expressway, where we continue to see robust end-user demand for well-planned, larger format homes,” he said.

Rishabh Periwal, senior vice-president at Pioneer Urban Land and Infrastructure Ltd, said Gurugram’s rising preference for larger homes was accompanied by a desire for premium facilities and a more complete lifestyle offering. Adil Altaf, CEO of ANHAD Developers, similarly noted that purchasers are looking beyond extra square footage. Thoughtful designs, privacy, quality amenities and homes capable of adapting to changing family requirements are increasingly central to their decision-making.

The direction of demand suggests that developers operating in Gurugram’s established and emerging residential areas will need to pay close attention to liveability. For buyers, a larger configuration may offer greater flexibility, but the value of that extra space will depend on planning, location, access and the quality of the wider residential environment. As self-use demand remains dominant, homes that balance room, functionality and lifestyle features are likely to remain central to the city’s housing conversation.
