DLF aims to create a meaningful - DLF is preparing to launch a new initiative in the senior living sector, focusing on creating a holistic environment that supports the needs of elderly residents. Aakash Ohri, Managing Director of DLF Home Developers, shared this vision with Hindustan Times Real Estate, emphasizing the company’s commitment to providing a meaningful experience for seniors.
Project Set for Q2 Launch, Focused on Infrastructure
Discussing the upcoming venture in Gurugram, Ohri stated that the project is scheduled for a second-quarter debut. “The company has already disclosed its plans for the senior living segment in its guidance, with the project expected to launch in the second quarter,” he noted.
“We should be in the market soon. There is considerable anticipation for this product. Our goal is to integrate strong infrastructure into the offering to ensure it meets the unique needs of seniors,” Ohri explained during an interview at the HT Real Estate Summit in Delhi.
Although the exact pricing details were not revealed, Ohri highlighted that the development has sparked significant interest among potential buyers. “This is the first such project in DLF’s portfolio, and the team is enthusiastic about its potential,” he added.
Haryana’s Retirement Housing Policy Addresses Aging Population
DLF’s entry aligns with Haryana’s retirement housing policy, introduced in 2021 under the Haryana Development and Regulation of Urban Areas Act, 1975. The policy aims to tackle the growing demand for housing, healthcare, and lifestyle solutions tailored to seniors, especially those living alone or in nuclear families.
The framework defines an ‘eligible resident’ as someone aged 60 or older who is either an allottee or resident of a retirement housing project. It also allows temporary stays by family members, provided they meet specific criteria set by the service provider. All apartments must be sold after registration with RERA, adhering to the Real Estate (Regulation and Development) Act and its associated rules.
The policy outlines stringent standards for design and care services. Every unit must have a minimum carpet area of 30 square meters and be wheelchair-accessible, featuring doorways at least 900 mm wide, sliding windows, and ergonomic furniture. Barrier-free access throughout the development is mandatory, along with lifts designed to accommodate wheelchairs and stretchers, equipped with audio-visual signage. Ramps are also required across all sites.
Healthcare facilities are a priority, with requirements including 24x7 on-site ambulance services, oxygen support, hospital partnerships, and first-aid stations. These provisions ensure residents can access medical care promptly, reflecting the policy’s emphasis on holistic support for the aging population.
